Boerne Town Center: Phase 2

Setterbo Engineers provided comprehensive civil engineering services to transform this challenging 10-acre, 70,000-square-foot site into a functional and efficient commercial development, anchored by Sprouts Farmers Market.

Site planning and engineering required careful consideration of significant topographic and drainage constraints, including approximately 24 feet of elevation change across the property and its proximity to the 100-year floodplain. To maximize usable development area, our team designed a public drainage bypass channel and underground detention system, integrating these improvements into the overall grading and drainage strategy.

Civil design services included site grading, drainage and stormwater management, paving, and the design and coordination of water, sanitary sewer, gas, and electric infrastructure. The grading plan was carefully developed to accommodate the site's substantial elevation change while maintaining accessible routes, functional building and parking areas, positive drainage, and connectivity to surrounding infrastructure.

Through coordinated site planning and innovative drainage solutions, our team addressed the property's challenging physical constraints, maximized developable area, and created a functional foundation for the grocer-anchored retail center.
