Setterbo Engineers provided comprehensive civil engineering services for this 20-acre, 71,000-square-foot multi-building commercial and retail development anchored by Sprouts Farmers Market, including site planning, infrastructure design, agency coordination, permitting, and construction phase services.
Civil engineering services included site clearing and demolition, mass grading, paving and parking lot design, drainage, and the design and coordination of wet and dry utility infrastructure. The overall site design was developed to efficiently integrate multiple buildings, parking and circulation, site access, utilities, and drainage improvements while establishing a cohesive framework for the development.
Public infrastructure improvements were required to support the project. Our team designed public water and sanitary sewer extensions to provide utility service to the development, and coordinated multiple improvements within TxDOT right-of-way. Roadway improvements included traffic signal modifications and the design of dedicated left- and right-turn deceleration lanes to provide safe and efficient development access while integrating with the surrounding transportation network.
The project required extensive coordination and permitting with the City of San Antonio, Bexar County, San Antonio Water System, TxDOT, Grey Forest Utilities, and CPS Energy. Through coordinated site planning, public infrastructure design, transportation improvements, and agency permitting, our team developed an integrated civil engineering solution that addressed the needs of the grocer-anchored development while providing the infrastructure necessary to support the site.
