Setterbo Engineers provided comprehensive civil engineering services for the this 2-acre dental office development, navigating multiple environmental and regulatory constraints to support the site.
Civil engineering services included site clearing and demolition, grading, paving and parking lot design, drainage, and the design and coordination of wet and dry utility infrastructure. Site planning and grading were carefully developed to accommodate the proposed dental office while efficiently integrating access, parking, utilities, and drainage improvements within the compact site.
A portion of the property is located within the FEMA 100-year floodplain, requiring detailed hydrologic and hydraulic analyses to evaluate existing and proposed drainage conditions and develop a floodplain strategy supporting the client's development objectives. Additionally, the property is located over the Edwards Aquifer Recharge Zone, requiring the integration of permanent water quality treatment measures and coordination with the Texas Commission on Environmental Quality (TCEQ) to satisfy applicable Edwards Aquifer protection requirements.
The project required coordination and permitting with the City of San Antonio, Bexar County, San Antonio Water System, TCEQ, and CPS Energy. Through coordinated site design, water resources engineering, environmental permitting, and utility planning, our team developed practical solutions that addressed the site's floodplain and aquifer-related constraints while maximizing its development potential.
